Site Assessment
SBSA evaluates homes and properties for various reasons. We may be performing an assessment as part of a litigation action, to determine the overall condition of the site for non-litigation actions, or conducting an observation as part of a reserve study. The site assessment can include more than just visual observations, however. Depending on the needs of the client, the site assessment can include:
- Visual observations
- Non-destructive testing
- Intrusive testing
- Review site documents and applicable codes
SBSA’s approach to evaluating a home, building, or property starts from the ground and goes up. This can include a review of the geotechnical reports and recommendations, as well as the plans, to help determine the adequacy of the installed foundation. SBSA evaluates the grading and civil engineering of the surrounding soils, landscaping, asphalt, and flatwork to determine if those features are damaged or if their installation is causing damage to the building. From there, we examine the building envelope, including the façade types, installation, penetrations in the building – windows, doors, vents, and pipes – and how they are integrated with other building components, including decks and roofs. From there, we examine the roof, and then move to the interiors, where we will document any damage, including cracking, racking of doors and windows, and water intrusion.
